How the calculator works
Real estate commission is a percentage of the transaction value charged by a brokerage house, agent or advisor. In most cases, it is calculated on the gross amount of the property and then VAT is added. The calculator calculates the commission in three steps:
- Calculates the net amount as
price × (commission_proc / 100). - Adds VAT at the entered rate.
- Rounds the result to two decimal places and gives the total gross commission cost.
Calculation example
Let's assume that you sell a flat worthPLN 700,000and the brokerage office charges2%commission plus23%VAT. The calculations look like this:
700,000 × 0.02 = PLN 14,000 (net commission)14,000 × 1.23 = PLN 17,220 (gross commission)
This means that the total cost of transaction processing is17,220 PLN. If the contract states that the parties divide the cost equally, each will payPLN 8,610.

The most common commission rates in Poland
The typical commission range for the housing market is 1.5-3% of the net transaction value, plus 23% VAT. In large cities, premium offices can charge more, especially for complex transactions or the sale of investment properties. In turn, in the case of exclusive contracts, some agencies lower the rate in exchange for certainty of cooperation.
Why does VAT matter
For an individual client, the gross commission is a total cost because VAT is not deductible. For entrepreneurs registered as VAT taxpayers, the net commission is the relevant cost, and VAT is the input tax. The calculator allows you to simulate both approaches, just change the VAT rate to 0% or 23% depending on your tax status.
Interpretation of the result
The calculator result shows how much the total commission is for a given rate and property value. If the value seems too high, consider negotiating or comparing the offer of several intermediaries.
