This is a practical description of a tool for quickly calculating the capitalization rate based on two values entered in the form: annual net operating income NOI [PLN] and real estate price [PLN]. The result is presented as a percentage and helps to compare the profitability of apartments, commercial premises and offices. The interface is simple: you enter the NOI, enter the price, and then click the calculate button. The second button clears the form and restores the default values. Thanks to this, you can see in a few seconds whether the price is consistent with the income generated by the property.
Formulas and Theory
The cap rate is a simple measure of the annual yield of a property purchased for cash. It determines the relationship between operating income and purchase price. In practice, it answers the question: how much percentage of the property price do you recover each year in the form of operating income. If the CAP Rate is 5 percent, this means that at a constant NOI, after approximately 20 years, you will recover the purchase price in operating income, net of changes in value, income taxes, financing, and replacement costs.
Simple definition for the user.Enter the annual NOI, i.e. rental income less current operating costs, insurance and real estate tax, but excluding financing and depreciation costs. Enter the price, i.e. the purchase value or the current market price. The CAP Rate is the percentage of NOI to price. You will receive clear numbers, ready to compare with investment alternatives.
Main pattern.CAP[%] = (NOI / Price) × 100. Interpretation example: if the price is PLN 600,000 and the annual NOI is PLN 30,000, then CAP = 5 percent. In everyday practice, the user can compare several properties and choose the one that best fits the expected rate of return and risk profile.
What does the result mean.Higher CAP is usually associated with higher risk or greater management effort. Lower CAP is associated with a better location and stable tenants. The tool helps you immediately notice whether the price is adequate to the income generated and whether it is within typical ranges for a given market segment.
Inputs and default values.There are two fields available in the tool: NOI [PLN] and Price [PLN]. The fields take numerical values. The default values are, for example, NOI 120000 and Price 2000000. Based on this, you get a CAP score of 6 percent, which shows the baseline level for large cities in stable locations. The default values can be overwritten and scenarios can be tested freely.
Validation of entries.Fields accept numbers. We recommend using non-negative and market-reasonable values. If the price is zero, the result will not be calculated. If you enter a very small price with a high NOI, the result may be unnaturally high, which usually indicates a data error or an unusual trading situation.
Things to remember.The CAP Rate does not show the full picture of the return on investment because it does not include income tax, capital expenditure, cost of financing or future vacancies. Therefore, treat this indicator as an initial filter and supplement it with other measures and qualitative analysis of tenants and locations.
